$3,950,000

One of the last large-acreage tracts on this stretch of Tuxedo Road, this 2.97-acre double lot has not been available in 75 years! It pairs the prestige of Tuxedo Park and its surrounding estates within walking distance to the 100s of acres of recreation, golf, horse park, tennis, dining and trails at Chastain Park, plus a real sense of community. The lot has over 300 feet of street frontage. Zoned R-2, it could be split into two under City of Atlanta zoning rules, though a single estate property is the most likely outcome. The existing 1950's home is a teardown. A tennis court in the back left corner can be retained and renovated. A conceptual site plan shows a residence spread across the wide lot and wrapped around a central outdoor living area. A daylight terrace level on the left walks out toward the tennis court, which sits in a wooded area mostly out of sight from the main house and lawns. The plan includes a 70-foot lap pool, pool pavilion, large play lawn, formal gardens on all sides of the house, and room for six garages around a motor court, with an optional auxiliary driveway to a lower garage level. A recent survey and the conceptual design rendering are available. This is a true once-in-a-lifetime opportunity!
